A New Jersey homebuyer said a pending purchase hit an unexpected snag when an insurance agent flagged the property’s Tesla Solar Roof for underwriting review.
According to a post in Reddit‘s r/TeslaSolar, the buyer was close to closing when their insurance agent said an underwriter was reviewing the property. The OP said the concern centered on claims that the solar roof system had been discontinued.
The buyer asked other Tesla Solar Roof owners which insurers they use and whether the system had caused higher premiums or trouble getting covered. They said their agent was making it sound like “I might not have coverage or that I’ll have to pay even more than usual.”
One response suggested the main issue may be how the roof is categorized on the policy. That homeowner said their insurer “ended up entering ‘metal roof’. Premium did not change and you probably have the option to bump up your dwelling coverage if you think its not enough (atleast I was able to).”

Another user said, “Your roof is irreplaceable essentially at this point. If a tree falls on your roof what amount should insurance pay you? They can’t pay for a Tesla roof because you can’t get one. Does that make sense?”
When a specialized roof product is no longer sold, replacing the same system after a loss may become a separate question from simply insuring the home.
Going solar is still one of the best ways to save money on home energy. Homeowners comparing options can explore EnergySage to get free solar installation estimates and compare quotes.
Unlike a standard rooftop solar setup, Tesla’s Solar Roof builds the electricity-generating elements directly into the roof. That can complicate claims if an insurer must decide whether compensation should reflect a specialty roof, a conventional replacement roof, or a separate solar-panel installation.

In follow-up comments, the OP said their broker was still checking with the underwriter and had tied the review to Tesla’s Aug. 21 announcement that it would stop offering roof systems to new customers. The buyer disagreed with that interpretation.
They said, “Tesla never said anything adversely for old customers. I think she is giving the wrong light into the issue.”
Once a product is discontinued, uncertainty can extend to underwriting, replacement value, warranties, and whether a purchase can proceed without a last-minute change in coverage.
Anyone buying a home with a discontinued solar product may want to sort out the insurance details before closing. Key questions include whether the insurer will describe it as a metal roof, a solar roof, or both, and whether the policy uses replacement-cost coverage or actual cash value if the original product can no longer be purchased.

Having those answers in writing can also help a buyer decide whether to increase dwelling limits.
One user said, “You will be able to find an insurance company that will cover,” but a buyer may still need to keep checking with brokers or carriers until the policy terms are clearly spelled out.
